Rising rents; insecure tenants; frustrated landlords. Malaysia’s rental market is long overdue for reform. As urbanisation accelerates, the need for a fair, transparent framework has never been more urgent. This paper tackles the root issues in our tenancy landscape—offering concrete proposals to shape a balanced Residential Tenancy Act that protects all parties and strengthens trust in the housing system.
